Immobel has been selected by Proximus as the preferred candidate with a view to reaching an agreement on the sale, partial lease and redevelopment of the Proximus head office in Brussels. The overall goal of the redevelopment is to create a sustainable and inspiring digital campus by the end of 2026 that fosters connections, collaboration and innovation. At the same time, the project will make a substantial contribution to the revitalization of the North Brussels area.

A holistic approach, focused on human interaction and collaboration

Proximus and Immobel are preparing to transform the emblematic Proximus towers into a greener, “campus-like” site, focused on collaboration, hybrid work and human interaction. With a high quality of life and work in the city of Brussels in high demand on the market, Immobel mainly focuses on the well-being of end users (citizens, employees, inhabitants…). The project architects are a consortium of Neutelings Riedijk and Jaspers Eyers with an architectural competition for the mixed-use tower to be incorporated into the design process. The renovated buildings will provide spacious spaces with plenty of natural light for people to live, work and play. In addition to various sports facilities, at least one hectare of greenery will be integrated into the project. In doing so, the project contributes to making the city greener, its air cleaner and its inhabitants healthier. A smart water management system, which includes rainwater harvesting, and smart energy efficiency design choices, will make the development carbon neutral in use.

The project’s ambition for sustainability will result in a BREEAM OUTSTANDING label, the DGNB Platinum label and WELL PLATINUM certification.

Revitalize the Brussels North district

By reallocating the two buildings to sustainable and stimulating environments, Immobel aspires to revive the Brussels-North region. A real catalyst for the neighborhood, the new project will truly transform the neighborhood into a multifunctional urban living and working space with a lively and dynamic buzz 24/7. First of all, the structure of the atrium of the building will be completely revised in order to have an optimal link between all the destinations of the building. will be really mixed in its use. In addition to a hotel, a digital start-up hub, student accommodation and commercial and sports facilities, the second building will also be geared towards residential use.

“This balanced mix will revitalize the neighborhood as a healthy and enjoyable place to live and work. The vibrant new site will attract diverse groups of people including residents, employees, businesses, merchants, students, etc. In collaboration with Proximus, Immobel is reinventing buildings in such a way that their diversity stimulates the territory of North Brussels to become truly alive ”, says Adel Yahia, Managing Director of Immobel Belgium.

Technical sheet:

  • 1 office tower, mainly for Proximus
